What am I buying?
You are purchasing a Freehold terraced house in the West Edge development. Details of the plans and outline specifications are attached to the Agreement for Sale and Purchase which are available upon request.
Are the West Edge residences Freehold or Leasehold?
West Edge will be a Freehold development. As the residences are not Leasehold there shall be no ground rent due. Body Corporate Levies, Council Rates and utility charges will be payable direct in the usual manner.
How many residential units are there?
There are 88 terraced houses in Stage One of the Development. These range in size from 80 m² to 146 m², all houses will have balcony at first floor level.
Who is the Developer and Architect?
Avanda Limited and Ignite Architects. (About)
When will construction commence & complete?
Construction is scheduled to begin in early 2016 subject to Council’s consents and expected to be complete by early 2018.
The above timeframes are based upon the best information to date, however no warranty is given. The Developer will provide regular updates to all Purchasers during the course of construction to ensure they are kept up-to-date with progress.
How many carparks are there?
Units in Terrace A to D have one off-street carpark. Units in Terrace E have a garage to house one car and capacity to park a second car in tandem. There will be carparks available for visitors.
What on-site facilities are available?
The West Edge Development shall have parks, walkways, cyclepaths and community storage for the enjoyment of residents.
Are there optional layouts available with my residence purchase?
West Edge has been configured to offer a range of terraced housing layouts. This provides options to suit your particular style and household needs.
Are the residences wired for telephone, internet?
The terraced houses are wired for telephone and high speed internet cabling. Owners and residents are free to choose their own selected service providers for television, telephone and internet which will be payable directly by residents in the usual manner.
Who will manage the property?
The Body Corporate will appoint a Building Manager who will be responsible for ensuring the proper day-to-day management of the building and its services.
What Body Corporate costs are incurred by the Purchaser?
Body Corporate levies are payable for the ownership of each terraced house. Please refer to the Preliminary Body Corporate Budget which will available upon request.
How are Body Corporate costs formed & allocated against the various areas of West Edge?
All costs incurred by the Body Corporate in managing and paying for the upkeep, repairs and maintenance (including replacements) of all common areas and the general management and administration of the Body Corporate will be included in the Body Corporate costs. These will be ‘levied’ to owners and will be payable quarterly or earlier where circumstances warrant. The Body Corporate is to be tasked with ensuring that all costs are reasonably and properly incurred and that these costs will be transparent and audited yearly or as agreed by the Body Corporate.
Can the Developer make variations to the West Edge plans & outline specifications?
Yes, there are instances in which legislative changes and Local Territorial Authorities require the Developer to make changes to abide by contractual law, best practice at the time or because certain materials are not available. If materials are changed they must be of similar or equivalent quality and value to those shown in the plans and outline specifications.
Will a guarantee be provided by the builder & other contractors?
We have developed a schedule which sets out the likely scope of guarantees that will be provided by the builder and other contractors involved in the construction of West Edge. Whilst the schedule is not intended to be exhaustive, it does set a benchmark for the areas where warranties are likely to be provided. This schedule will be available upon request.
Is West Edge weathertight?
The building has been designed to Building Code and by-laws to meet the structural and weathertightness requirements of the New Zealand Building Code and has the Master Build guarantee cover.
Are the windows double glazed?
The external windows and sliding doors (where applicable) will be double glazed.
Are the townhouses sound-proof?
Houses will be designed and built to required acoustic standard to satisfy Council’s consent conditions.
Can the price increase from what is agreed?
The price agreed at the time of signing a Sale and Purchase Agreement is the contractual price and will not change.
Does the price include GST?
Yes, GST is included in the price for all terraced houses. The GST for residential sales are a cost to the Developer. The retail units will be sold plus GST (if any). Retail purchasers will be required to register for GST.
How do I secure my residence?

How will I be kept informed of the progress?
All purchasers will be kept well informed of progress during construction by way of bi-monthly newsletter and regular updates on the project website.
